We are responsible for 26,000 units in fourteen states and the District of Columbia. As a full service management agent for over 40 Owners, our range of expertise is demonstrated in the successful management of 8,500 conventional, 11,000 tax credit, and 18,200 federally assisted apartments, including senior housing properties. The 26,000 units also represent a variety of multi-family products that includes high-rise, mid-rise, garden and townhouse style rental units.

Members of Team Edgewood participate in on-going training for software such as OneSite©; MRI Accounting; the suite of Windows and Microsoft products; accreditation courses such as HCCP, SHCM, ARM and CPM; Tenant & Landlord; Marketing & Sales; Fair Housing practices; and various professional enhancement. The training courses are held through sophisticated webinar programs and classroom training, as well as by select professional real estate associations. We require stringent Fair Housing training and testing for all management associates.
Our associates have access to state-of-the-art tools and extensive, cutting-edge training on how best to utilize those tools so they can confidently provide our Owners with real-time reporting for their projects. Edgewood selected the web-based OneSite© software system for gathering and updating the leasing, marketing, application processing and resident accounting activities for the properties. The OneSite© capabilities complement Edgewood's established leasing and marketing, resident retention and service request tracking and preventative maintenance programs. And while our thoughtful and successful programs can be implemented at most communities, we tailor the programs according to the market conditions, demographics and Owner's objectives to maximize income and occupancy at each property.
In addition to extensive training and tools, we offer superb accounting and reporting support for our associates. This includes a three-tiered checks and balances system to ensure accuracy, consistency and continuity for our clients. All of the accounting information is processed through a multi-level, daily review that provides real-time cash reporting for purchase decisions and payment authorizations. We add value to our Owners' projects by carefully bidding and utilizing tremendous buying power on a regional and national level with quality vendors, contracting services, supplies, and, when possible, utilities. Senior Property Management
Our current portfolio consists of almost 40 senior rental properties containing over 4,000 units. We began managing senior housing in the 1970s, giving us nearly 40 years experience in providing quality housing in a service-enriched environment to seniors.
We are committed to our senior residents and have developed several programs in an effort to enhance their lives and promote longevity. Edgewood's Community Services (ECS) Division provides educational workshops, health screenings, advocacy forums, recreational trips and holiday activities for the seniors that reside in the properties we manage.
